Pull up the recent sales data for Beechwood and you'll see a number that looks like a typo: a trailing twelve-month median sale price north of $1.2 million, up sharply from the year before. If you're comparing neighborhoods along the Lakeshore, that number tells you Beechwood has quietly become one of the pricier corners of Holland Township. It also tells you almost nothing about what a typical Beechwood buyer actually spends, because the typical Beechwood home is not the home that number describes.

Beechwood isn't one housing market wearing one median. It's two markets, split by water and by zoning status, that happen to share a mailing address.

A Neighborhood Split by a Lake and a City Line

The unincorporated status that keeps Beechwood's property taxes below city of Holland rates comes with a corresponding gap in services. Buyers on the township side don't get city yard waste pickup or city road maintenance, which means budgeting for private trash and yard waste service and understanding who plows and repairs the street you live on. Holland Charter Township's own site lays out what falls under township responsibility versus what doesn't, and it's worth a look before you assume "lower taxes" is the whole story.

That trade-off matters differently depending on which side of the price split you're shopping. For a buyer looking at a $300,000 ranch, the tax savings are a real, ongoing line-item benefit relative to buying inside city limits. For a buyer writing a check in the seven figures for lake frontage, the service gap is a smaller percentage of the overall cost of ownership, but it's still a set of arrangements you'll need to make yourself rather than assume the township handles.

The Landmarks That Mark the Line

Dunton Park sits along Lake Macatawa on the north side, with a boat launch, fishing docks and picnic pavilions that serve the waterfront half of the neighborhood directly.
